Selection

We do a huge amount of work and due diligence on every property before we send it to our clients. We issue comprehensive and detailed information on every property that includes the detailed deal proposal, photographs, floor plan, walk round video and Home Report if available.

Contact us by your choice of communication and once all details are confirmed and you wish to proceed, we introduce you to the solicitor to start the process.

We also issue a Sourcing Agreement from us that is there to protect you, confirms the details of the property and purchase and sourcing fee. An initial deposit is taken and the property is secured for the investor.

We will introduce you to any member of the Alliance Property Groups highly trusted, experienced and customer focused Partnering Team to discuss any requirements or information you require.

The Offer

Your offer for the property is placed by the solicitor and the conveyancing process starts.

With your permission, we are kept in the loop of communication and this enables us to help expedite and questions or information required and to further ensure a timely and smooth process. On average, 4 weeks is the timescale from offering to completion of a sale with Alliance Property Group.

Pre-completion

To ensure that all parties are kept up to date, there is regular communication.We start to introduce you and assist other processes such as, Landlord Registration, Buildings Insurance, Letting Agent,  Council Tax Exemption about 2 weeks before completion of the sale

On properties that we offer that are suitable for the Guaranteed Rent Scheme in Glasgow, Alliance takes care of the total set up of the process from start to finish.

Completion

On completion, we can organise the collection of the property keys from the solicitor. We will meet the refurb team at the property to clarify what refurbishment is required. A detailed quotation and cost is given to the investor and once there is approval the works can start.

Refurbishment

Before during and after the refurbishment we will keep you up to date with pictures, video and progress. We project manage every job to ensure a timely, professional job is done.

Our refurbishment are usually all cosmetic jobs and will take between 1 and 2 weeks maximum and are not complicated.

All refurbishments that are done ensure that are all legally compliant and all certificates are given to the investor, letting agent and Guaranteed Rent Scheme.

On completion of the refurbishment, the letting agent, Guaranteed Rent Scheme (if applicable) and the contractor attend for the handover and final assurance that all works are satisfactory.

Only when the job is complete, and all parties are satisfied is when the client will make the final payment to the contractor.

Sourcing & Selling Fees

 
A Sourcing Agreement is issued once a purchase is confirmed and signed between APG and the buyer confirming the terms and conditions.
An initial £1000 deposit is taken and once paid the property is taken off the market. The balance is payable upon completion of the property.
If a property has been secured and the offer has been made and then withdrawn by the seller, the initial deposit is returned to the investor. Any legal costs incurred are the investor’s responsibility.

Project Management - It is charged at 10% of the total refurbishment for organising, overseeing and managing any refurbishment works done internally and externally.

Should I be looking for yield or capital growth?

Both yield and capital. Growth should be taken into consideration with investing in property. A strong yield is important because it indicates the amount of income you are making from the investment in relation the purchase price. Most investors choose to invest in property because it gives them a higher and more secure yield than can be found elsewhere. Capital growth is also extremely important because it indicates the price at which you can potentially later sell or re-mortgage the property.

Do I need to furnish the property? How do I do it?

In general a property will achieve higher rents and let out quicker if it is furnished. In addition, it can also be more tax efficient to operate in this way. We work with a furniture company who will fully furnish the property at heavily discounted prices, exclusively for our investors. It should be noted that some of our properties will already be furnished.

What is the successful investment strategy of the Guaranteed Rent Scheme?

What building guarantees are there in place?

As most of our investments are new build developments that have recently been completed they will come with an NHBC, or equivalent, warranty. Typically, these cover major defects for up to 10 years.
