In this blog, Part 2 we look at who is in our trusted Power Team that is here to help you.

 

One of the things we are proud of at Alliance Property Group is our great relationships with our trusted Power Team. 

 

This has been a very difficult and challenging couple of years for us all and our Power Team, but they have gone out of their way to make sure that by working closely with us the highest level of service to you has still been provided.

 

As mentioned in Part 1, it has taken years to get to where we are not only as individual and successful investors, landlords but also as sourcing agents.

 

We always looking to improve.

 

Things change. People and organisations change.

 

Our experience, success and power team are shared with you so you can also benefit from that success.

 

Even more so now with demand at all time highs in all sectors and industries, with less people to do those jobs, more jobs than people, it is taking more time, effort, expertise, and patience to make it all come together.

Not easy!

 

This seems to be the case in all countries, not just the UK, and certainly our experience in the last year in countries we have been too such as Dubai, Spain, Portugal, Italy and USA.

Solicitor

The solicitor/lawyer that we use and recommend at Alliance Property Group is highly efficient, approachable, and effective in ensuring that your property purchase is finalised in a timely and proper manner.

On average a property with us will complete in 4 to 5 weeks.

Sometimes, but not often it can take a bit longer and is usually due to the inefficiency of the vendors solicitor or information awaited from the council.

At all stages of the purchase, we and the solicitor are liaising with you, always there for you if any expediting is required to ensure a seamless and timely conclusion.

 

Accountant / Tax Advisor

The Glasgow based accountant we recommend can assist in several professional services e.g.

  • New limited company set up and registration
  • Annual accounts return
  • Tax advice

 

The legislative framework which property and landlords have to comply to, can and does change.

You must have an accountant familiar with property on your team.

He or she can advise you on the potential profitability of projects and minimise your tax liability.

The accountant that we recommend who is based in Glasgow does just that, provides and excellent personal service and at a very reasonable cost.

 

The Broker

A good broker is worth their weight in gold.

 

The few brokers we work with at Alliance Property Group know the Scottish market.

There are some brokers who do not know the Scottish market and you may not get the correct information or best products available for you.

Our brokers will help to narrow down time spent on finding the best options and comparing the products to find the best that suit your needs.

They are truly independent or at the least, have a large panel of lenders.

The Surveyor

Surveyors are responsible for conducting the Home Reports.

 

The surveyors we use and recommend are all members of RICS (Royal Institute of Chartered Surveyors).

Insurance Broker

The importance of good insurance is more important than ever.

Having buildings and contents insurance in place is vitally important and will be part of our process to help you with that prior to the property completion.

 

Letting Agent

Letting Agents play a vital role in the day to day running of the property.

They all have many daily challenges in dealing with lots of spinning plates.

It is not an easy job. Some deal with that better than others.

Letting agents are more liable to have changes in their organisations than other parts of the power team.

People leave, promoted and new and additional personnel, the business can be bought or sold. These changes can create improvements but also a drop in their service and standards.

This can change a good letting agent to a bad one, but also from an ok agent to a good one.

It is fair to say we are always looking to ensure that letting agents give you the best of overall service.

We are very aware of the changes that can take place in their service levels and the impact of that with letting agents.

And that can happen quickly.

If they do not meet our standards, then we do not use or recommend them.

We only work with and recommend a few letting agents.

Refurbishment Teams and Tradesman

The biggest challenge for us at Alliance. And for all companies dealing with trades at the moment.

It is a daily challenge to ensure all is on track and to plan and working very closely with then on a daily basis and high levels of communications it helps to expedite situations quickly and as best as we can.

Good trades people are always in demand, even more so than ever now in the UK and Glasgow due to the continued property, building and home property improvements boom.

We work with several long-term tried, tested, reliable and honest trades companies that offer us the high level of service that we require.

We never leave anything to chance or expect them to make decisions on your behalf.

That is why we oversee, and project manage every single job, regardless of size to ensure that the communication, logistics, timescales and completion is done efficiently.

All said and done, it is important to remember that the way we work at Alliance is that nearly all of the properties we offer to you will have a detailed refurbishment quotation with the deal proposal as well as being through a huge amount of due diligence to make sure it is the right property.

That means that you can budget all the financials of the property accurately.

 

Other Power Team Members

We do have other members of the power team that are long term tried and tested when we require to use them.

They are furniture supplier, gardener, and appliance/white goods supplier as an example.
